Developed by Allgreen Properties, the project sits on a 174,176 sq ft plot and comprises eight five-storey blocks. It offers two- to four-bedroom units ranging from 635 sq ft to 1,475 sq ft.
There have been three resale transactions at RoyalGreen so far this year. The most recent was a three-bedroom unit that changed hands for $2.92 million ($2,981 psf) on May 7. Another three-bedroom unit was sold for $3.04 million ($2,851 psf) on April 3, and a 1,044 sq ft unit was sold for \$3.1 million ($2,977 psf) on February 11.
Located on the third floor, one of the two-bedroom units features a dumbbell layout, a kitchenette, a combined living and dining area with a balcony, and two ensuite bedrooms. The unit has a view of one of the condo’s two swimming pools and the central landscaped lawn.
Based on data from OneMap, RoyalGreen is within proximity to five primary schools: Henry Park Primary School, Methodist Girls’ School, Nanyang Primary School, Pei Hwa Presbyterian Primary School, and Raffles Girls’ Primary School.
Recently completed 99-year leasehold condos such as Fourth Avenue Residences, also developed by Allgreen Properties, currently command an average resale price of $2,440 psf. This project was completed three years ago.
RoyalGreen was first launched in October 2019, with 33 units (12%) sold during its launch weekend at an average price of $2,750 psf. Based on caveats lodged and tracked by EdgeProp Singapore, the current average price at RoyalGreen is approximately $2,890 psf.

A two-bedroom unit at RoyalGreen will be put up for sale at a property auction on Wednesday, June 25, conducted by ETC (formerly Edmund Tie & Co.). Listed as an owner’s sale, the 667 sq ft unit has a guide price of $1.96 million, translating to approximately $2,939 psf.
Among the freehold luxury condominiums in the area, RoyalGreen commands the highest resale price. In comparison, resale units at older freehold developments such as the adjacent Villa Azura, a 25-year-old condo on Cherry Avenue, are trading around $1,700 psf. At Sixth Avenue Ville, average resale prices are about $2,270 psf, while Fifth Avenue Condominium units are selling at an average of approximately $2,090 psf.
RoyalGreen is also located across from the former Turf City, which was vacated in 2023 to make way for the area’s redevelopment into a new high-density residential district featuring public amenities and green spaces. The first private residential plot in this redevelopment area was launched in April under the Government Land Sales programme.
