Hoi Hup Realty secures go-ahead for High Holborn redevelopment

Singapore-based property developer Hoi Hup Realty has received approval from the City of London Corporation for the redevelopment of ‘High Holborn’, a major office-led project, as announced in a release dated June 18.

Tom Sleigh, chairman of the City of London Planning and Transportation Board, notes that the project represents the type of high-quality office space the City wants to see more of in the Square Mile, supporting London’s global competitiveness while offering public spaces for wider community use.

The revitalised development will include flexible floorplates, wellness zones, and outdoor terraces. It is designed to meet BREEAM ‘Outstanding’ and EPC ‘A’ ratings, supported by the use of smart technologies and low-carbon materials across the site.

The redevelopment involves the transformation of a 1.4-acre island plot that comprises three existing buildings located at 322 High Holborn, Holborn Gate, and 44 Southampton Buildings.

Wong Swee Chun, chairperson of Hoi Hup Realty, states that the milestone reflects extensive evaluation and collaboration, and expresses appreciation to the City of London Corporation for supporting the company’s first project in the area and enabling this positive step forward.

The large-scale redevelopment follows four years of planning and site assembly by Hoi Hup, achieved through a series of strategic acquisitions that collectively provided approximately 250,000 sq ft of existing office space.

The project is being delivered with the support of construction and property consultancy Gleeds, Make Architects, leasing advisors Savills, and planning consultants Newmark. Upon completion, the redevelopment is expected to offer over 370,000 sq ft of new Grade A office space. Designed to meet the needs of modern tenants, the building will also feature a new cultural space called the ‘Holborn Dome’, a public pocket park at Southampton Buildings, and upgraded ground-floor amenities and site connectivity.

The development will be situated near Chancery Lane underground station, within close proximity to Farringdon Station and the Elizabeth Line. Hoi Hup describes the site as the “western gateway for future development” and highlights it as one of the most prominent new office approvals within the Square Mile.
