CapitaLand Development, the real estate development arm of CapitaLand Group, will preview the 343-unit LyndenWoods on Saturday, June 28. This launch marks the first private residential project within the newly rejuvenated Singapore Science Park.
Ronald Tay, CEO of CapitaLand Development (Singapore), describes LyndenWoods as a key milestone in the ongoing transformation of Singapore Science Park. He explains that this first residential development within the precinct reflects the company’s long-term vision to turn the area into a dynamic, mixed-use hub.
The project offers a range of unit types, including 45 three-bedroom units ranging from 1,023 to 1,066 sq ft, and 46 premium three-bedroom plus guest units sized at 1,292 sq ft. There is also a limited stack of 23 premium four-bedroom units, each measuring 1,647 sq ft.
LyndenWoods is conveniently located just a five-minute walk from Kent Ridge MRT station on the Circle Line. It is one stop from one-north and two stops from Buona Vista Interchange, connecting both the Circle and East-West MRT Lines. The surrounding area has also been enhanced with improved pedestrian and cycling infrastructure.
The development’s biophilic design draws inspiration from nearby green spaces like Kent Ridge Park and the Southern Ridges. It is expected to earn the BCA Green Mark Platinum certification for sustainability.
According to Tay, LyndenWoods addresses rising demand for well-located, high-quality homes and demonstrates how integrated urban precincts can offer strong livability and long-term investment value.
The development includes a range of lifestyle facilities such as a co-working area, a 50m infinity pool, a tennis court, a pickleball court, a pet park, and the Lynden Club, which houses a gym, a social lounge, and a function room.

Two-bedroom units and two-bedroom plus study units make up approximately 65% of the entire unit mix, with 137 standard two-bedroom units ranging from 635 to 721 sq ft, and 92 two-bedroom plus study units sized between 850 and 883 sq ft.
The sales gallery is located next to 7 Science Park, and the official sales launch for the development is scheduled to begin on July 12.
The LyndenWoods launch follows CapitaLand’s completion of the Geneo redevelopment, an integrated project featuring five Grade A buildings and the 250-unit Citadines Science Park Singapore. Residents of LyndenWoods will benefit from Geneo’s newly introduced amenities, dining options, and placemaking activities organized by CapitaLand, which is adjacent to the new condominium.
The project consists of two 24-storey residential towers offering a mix of two- to four-bedroom units ranging from 635 to 1,647 sq ft. It will also feature a two-storey basement carpark with 240 parking lots. Each residential block adopts a dual-point layout with landscaped sky patios on every floor. CapitaLand notes that the architectural design aims to create an open, fenceless appearance that promotes natural ventilation and daylight.
Prominent developments near LyndenWoods include the National University of Singapore, National University Hospital, the one-north innovation precinct, and Rochester Commons. Nearby schools and educational institutions include Fairfield Methodist School (Primary), Anglo-Chinese Junior College, and Singapore Polytechnic.
LyndenWoods occupies a 124,352 sq ft plot that was previously the site of the Defence Science and Technology Agency from 2000 until 2018. The building was demolished in 2020, and CapitaLand Development successfully applied for rezoning the site from business park use to residential.
